Spray foam removal
Spray foam removal is the careful cutting and scraping of sprayed polyurethane foam from the underside of a roof, followed by a timber check and new insulation. It should only be done when an independent inspection has found a reason for it, such as trapped moisture, timber decay or a mortgage lender's requirement.

What is spray foam removal?
Spray foam is not always a problem. Well-installed foam can perform properly, and the Property Care Association has warned about firms using scare tactics to sell removal. Our process starts with the report. Ask for an inspection by a surveyor on the PCA's register of trained spray foam assessors, who has no interest in selling removal. If the report recommends removal, we price it from the report and our own look at the roof.
Is it right for your loft?
- An independent inspection recommends removal
- A lender or valuer has refused to lend until it is removed
- There is evidence of damp, rot or tile slippage under the foam
How we do it
- You share the independent inspection report with us.
- We look at the roof and price removal and re-insulation separately.
- Foam is cut and scraped from the rafters and battens by hand, with the loft sealed off from the house.
- The timbers are exposed for the surveyor or a timber specialist to check.
- We re-insulate, usually at ceiling level, and provide photos of every stage for your lender.
What is included
- Removal of the foam from rafters, battens and underlay
- Bagging and disposal
- Photo record of the exposed roof
- Re-insulation if quoted together
Worth knowing
Removal is not regulated by law, and careless stripping can damage a roof. Since August 2026 the Property Care Association has run a membership for removal contractors, with independent audits, so check whoever you use. We will not push removal without an independent report, and we do not offer the inspection ourselves, so there is no conflict.
How much does spray foam removal cost?
Part of this work can be zero-rated as energy-saving materials until 31 March 2027, and part is standard-rated. If VAT applies, your quote shows which is which.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about spray foam removal
Does spray foam always have to be removed?
No. It depends on the type of foam, how it was installed and the condition of the roof. An independent inspection is the only sound basis for the decision.
How much does spray foam removal cost?
It depends on the roof area and whether the foam is open-cell or closed-cell. Closed-cell foam is harder to remove. Our guide prices are on this page and we confirm a fixed price after seeing the roof and the report.
Who should inspect my spray foam?
A surveyor on the Property Care Association's register of independently audited spray foam assessors. Be wary of anyone offering a free inspection who also sells removal.
Will removing spray foam damage my roof?
Careless removal can tear the underlay or loosen tiles. We remove it by hand from inside and photograph the result so any damage found is recorded.
