Loft ladder fitting
A loft ladder folds or slides up into the hatch so you can reach the loft safely without a step ladder. We fit aluminium and timber ladders, and where the hatch is uninsulated or too small we fit a new insulated hatch with the ladder at the same time.

What is a loft ladder?
The ladder has to suit the floor-to-ceiling height, the hatch size and the space on the landing where it lands. We measure all three before choosing a model. Ladders with an integrated insulated hatch are the neatest option because they replace the old hatch completely.
Is it right for your loft?
- You use a step ladder to get into the loft
- You have had or plan raised boarding for storage
- The tank or boiler in the loft needs regular access
How we do it
- We measure the ceiling height, the hatch and the landing.
- We agree the ladder type: folding aluminium, sliding or timber.
- The ladder is fixed to the hatch frame and adjusted to length.
- We check the ladder locks and the hatch closes and seals.
What is included
- Ladder supplied and fitted
- Adjusted to your floor-to-ceiling height
- Handrail or light added if agreed
Worth knowing
Some hatches sit over the stairs or too close to a wall for a ladder to land safely. We will tell you if the hatch needs moving first.
How much does a loft ladder cost?
This work is not an energy-saving material for VAT, so it is standard-rated if VAT applies. Where it is done alongside insulation, the quote shows each part separately.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about a loft ladder
How long does it take to fit a loft ladder?
Two to four hours into a suitable hatch. Half a day or more if the opening is enlarged.
What size hatch do I need for a loft ladder?
Most standard ladders need an opening of about 550 by 700 mm or more. We check the model against your hatch before ordering.
Can you fit a loft light at the same time?
We can arrange it. A new lighting circuit is notifiable electrical work, so we use a registered electrician.
