Commercial roof void insulation
Commercial roof void insulation is loft insulation for non-domestic buildings: the void above a suspended or plastered ceiling under a pitched roof. Offices, shops with flats above, schools, churches, village halls and warehouses with office mezzanines all benefit, and the work is usually done out of hours or in phases.

What is roof void insulation?
We start with access and safety: a walkway, lighting and the risk assessment for working in a large void, plus any asbestos register for the building. Insulation is laid on the ceiling or between ceiling joists, with services, light fittings and fire compartment lines kept clear. We work to your site rules and produce RAMS before starting.
Is it right for your building?
- Offices and shops with cold upper floors
- Schools, halls and churches with high heating bills
- Mixed-use buildings with flats above
- Landlords improving commercial EPC ratings
How we do it
- We review drawings, the asbestos register and access.
- We survey the void and agree phasing and working hours.
- We provide RAMS before work starts.
- We install in phases and hand over photos and a completion note.
What is included
- RAMS and site induction
- Phased or out-of-hours working
- Photo record and completion note
Worth knowing
Commercial work is standard-rated if VAT is charged. Some buildings need fire engineering input before roof voids are insulated; we flag that early.
How much does roof void insulation for a commercial building cost?
Commercial guide prices are shown before any VAT. Commercial work is standard-rated if VAT is charged; the zero rate for insulation applies to homes and some charity buildings.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
