Trade and new-build loft insulation
Trade and new-build loft insulation is supply-and-fit insulation for builders, developers, roofing contractors and extension builders, priced per plot or per job. We fit to the specification on your drawings or SAP calculation and provide photos for building control and the as-built record.

How does trade loft insulation work?
For new dwellings and extensions, the insulation has to match the design that achieved compliance, so we work from your SAP or U-value calculation and the specified product. We can install between and over the ceiling ties, fit eaves ventilation trays and loft hatches, and leave a boarded access route to services.

Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about trade loft insulation
Do you work as a subcontractor?
Yes. We quote per plot or per job and work to your programme and site rules.
Can you provide photos for building control?
Yes. Every stage is photographed, and depth is recorded against the specification.
Which products do you fit?
Whatever the specification calls for, usually mineral wool rolls or loose fill, so the as-built matches the SAP calculation.
