Loft insulation survey
A loft insulation survey measures the insulation you have, checks its condition and looks at everything that affects the job: access, wiring, downlights, the water tank, ventilation, damp and the roof underlay. The survey comes free with any installation quote, or as a standalone report if you only want the facts.

What is a loft insulation survey?
Standalone surveys are useful when you are buying a house, answering an EPC recommendation or settling a question about condensation or old insulation. You get the measured depth, photos, any concerns and what we would recommend, with prices if you want them.
Is it right for your loft?
- Buying a house and want to know what the loft needs
- An EPC recommends loft insulation and you are not sure it is right
- You are unsure whether to top up or remove and replace
- Your loft has had a leak, pests or a fire
How we do it
- We book a time and ask about access and anything you have noticed.
- We measure, inspect and photograph the loft.
- We talk you through what we found before we leave.
- You get a written note, and a fixed quote if you asked for one.
What is included
- Depth measured in several places
- Photos of the loft
- Checks of wiring, tank, ventilation and damp
- Written note of findings
Worth knowing
A loft survey is not a structural or electrical inspection. If we see something outside our scope, such as a cracked purlin or old rubber cabling, we will say so and suggest the right specialist.
How much does a loft insulation survey cost?
This work is not an energy-saving material for VAT, so it is standard-rated if VAT applies. Where it is done alongside insulation, the quote shows each part separately.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
