Old loft insulation removal
Loft insulation removal means bagging and clearing the existing insulation so the loft floor can be inspected, cleaned and re-insulated. It is needed when the old layer is wet, contaminated by droppings, smoke or a leak, badly compressed, or hiding a problem that has to be seen.

What is old loft insulation removal?
Our team wears coveralls and respirators, works from crawl boards and bags the old material in heavy-duty sacks. The bags are taken away for disposal. With the joists clear, we can check the ceiling, the wiring and the timber before laying new insulation. Most jobs are removal and replacement together, quoted as one.
Is it right for your loft?
- The insulation is wet or has dried after a roof leak
- Rodent or bird droppings, or a past infestation
- Smoke or fire damage
- It is flattened under old boards or by years of use
How we do it
- We inspect and photograph the insulation and agree what goes.
- The route through the house and the landing are sheeted.
- Old insulation is bagged and taken out through the hatch.
- The loft floor is cleared and the ceiling, wiring and joists checked.
- New insulation is laid to full depth.
What is included
- Bagging and removal of the old insulation
- Disposal
- Inspection of the cleared loft floor
- New insulation if quoted together
Worth knowing
If there is any chance the old material contains asbestos, such as vermiculite loose fill, it must not be disturbed until it has been tested. Licensed removal is a specialist job and we will not touch it.
How much does old loft insulation removal cost?
Part of this work can be zero-rated as energy-saving materials until 31 March 2027, and part is standard-rated. If VAT applies, your quote shows which is which.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about old loft insulation removal
When should old loft insulation be removed?
When it is wet, contaminated, smelly, badly compressed or hiding damage. Sound, dry insulation can usually stay and be topped up.
What happens to the old insulation?
It is bagged and taken away for disposal as part of the price.
Could my old loft insulation contain asbestos?
Most mineral wool does not. Loose, pebble-like vermiculite fill can, and needs testing before anyone disturbs it.
