Loft insulation for period homes
Loft insulation for period homes is the same job done with more care: the ceilings below are often lath and plaster, the roof may have no underlay, the timbers are older and the house relies on materials that let moisture move. Insulation choice and ventilation matter more than in a modern house.

What is different about insulating an older home's loft?
We work from crawl boards spanning several joists so the ceilings are not loaded, check for loose plaster keys before anything is laid, and usually recommend vapour-open insulation such as sheep's wool or wood fibre. Unfelted slate roofs are naturally well ventilated, but they let in wind-driven rain and snow, which the insulation has to cope with.
Is it right for your loft?
- Victorian and Edwardian terraces and semis
- Cottages and older detached houses
- Lath-and-plaster or lime-plaster ceilings
- Listed buildings and conservation areas, after consent where needed
How we do it
- We check the ceilings from below and the plaster keys from above.
- We look at the roof covering, underlay or its absence, and the chimney stacks.
- We recommend the material and depth for that loft.
- We install from boards, keeping the eaves and any original vents open.
What is included
- Ceiling-safe working from crawl boards
- Breathable insulation where it suits the building
- Chimney breasts and party walls kept clear of combustibles where flues are live
Worth knowing
Listed buildings may need listed building consent for some insulation work. Check with your council's conservation officer before booking.
How much does loft insulation for an older house cost?
Installing insulation in a home is zero-rated for VAT until 31 March 2027 and 5% after that, under HMRC's rules for energy-saving materials (notice 708/6).
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about loft insulation for an older house
What is the best loft insulation for an old house?
Usually a vapour-open material such as sheep's wool or wood fibre, laid so moisture can still move. Mineral wool is also vapour-open and works in many period lofts at lower cost.
Can loft insulation damage lath-and-plaster ceilings?
It can if people kneel between joists or if the ceiling is already weak. We work from boards and check the ceiling first.
Do I need permission to insulate a listed building's loft?
Possibly. Listed building consent is needed for works that affect the building's character. Ask your council's conservation officer.
