Loft ventilation
Loft ventilation lets outside air move through a cold loft, carrying away the moisture that leaks up from the house. Once a loft is insulated it runs colder, so moist air that reaches it is more likely to condense on the underside of the roof. Good insulation and good ventilation go together.

What is loft ventilation?
Most pitched roofs are ventilated at the eaves, sometimes with high-level vents as well. Insulation pushed into the eaves can block that path, which is why we fit ventilation trays. Where there are no vents, we add soffit vents, tile or slate vents, or ridge vents, depending on the roof covering and the underlay.
Is it right for your loft?
- Condensation on the underside of the felt
- Mould on the roof timbers or the hatch
- Insulation packed tight into the eaves
- A roof with old bitumen felt and no visible vents
How we do it
- We check the eaves, the underlay and any existing vents.
- We clear insulation from the eaves and fit trays.
- We add vents at the eaves and, where needed, at high level.
- We look at where moist air is getting in from below, such as the hatch, downlights and bathroom fans.
What is included
- Eaves trays where insulation could block airflow
- Soffit, tile or ridge vents as specified
- A note of air leaks from the house that need sealing
Worth knowing
Ventilation treats the symptom. The source is usually warm, wet air from the house, so a bathroom extractor venting into the loft or an unsealed hatch needs fixing too.
How much does loft ventilation cost?
This work is not an energy-saving material for VAT, so it is standard-rated if VAT applies. Where it is done alongside insulation, the quote shows each part separately.
Do the rules differ across the UK?
Yes, a little. Building regulations and funding schemes are set separately in each nation. Here is the short version; each area page has the detail.
| Nation | Building rules | Funding to check |
|---|---|---|
| England | Approved Document L; insulation alone is not usually notified | ECO4 to 31 Dec 2026; Warm Homes Plan and Warm Homes: Local Grant |
| Wales | Welsh Approved Document L; conversions need building control | Warm Homes Nest; ECO4 to 31 Dec 2026 |
| Scotland | No building warrant normally needed; standards still apply | Home Energy Scotland grant and loan; Warmer Homes Scotland |
| Northern Ireland | NI Building Regulations (Technical Booklet F1); check with council building control | Affordable Warmth Scheme; NISEP |
Questions about loft ventilation
Does my loft need ventilation after insulation?
A cold loft needs a path for outside air, usually at the eaves. New insulation must not block it, which is why we fit eaves trays.
Will extra vents make my house colder?
No. The vents ventilate the loft above the insulation, not the rooms below.
My bathroom fan vents into the loft. Is that a problem?
Yes. It pumps warm, wet air straight into the coldest part of the house. The duct should run to outside through a vent tile, soffit or wall.
