Spray foam in your loft: problems, mortgages and removal

Is spray foam insulation a problem?

Not always. The Property Care Association says well-installed spray foam can perform effectively, but poor installation can trap moisture and lead to damp, mould and timber decay. It estimates around 250,000 UK homes have spray foam.

Why do mortgage lenders worry about spray foam?

Because foam hides the roof timbers, a valuer cannot see whether they are sound. Some lenders refuse to lend or ask for an inspection or removal before they will.

Who should inspect spray foam?

An independent surveyor on the Property Care Association's register of trained spray foam assessors, who follows its inspection protocol. The inspection should come from someone who does not sell removal.

How do I avoid spray foam removal scams?

  • Be wary of anyone who says your home is on a database of properties that will lose value
  • Do not accept a free inspection from a company that also sells removal
  • Check that a surveyor really is on the PCA register; the PCA has warned that scammers use fake PCA ID and fake survey reports
  • Check whether a removal contractor belongs to the PCA's membership for removal contractors, launched in August 2026
  • Get the report before agreeing to any removal work

What happens during removal?

The foam is cut and scraped from the rafters by hand, the loft is sealed off from the house, the timbers are exposed for checking and the loft is re-insulated, usually at ceiling level.
