Loft insulation for landlords

Loft insulation for landlords is the same job organised around tenants and records: agreed access times, photos of the finished loft and a completion note you can keep with the EPC. It is one of the cheapest ways to lift a rented home's energy rating.

What is different when you are a landlord?

Rented homes in England and Wales must meet a minimum EPC rating to be let, and the government has confirmed it will rise to band C, with a deadline of October 2030. Loft insulation alone rarely moves a whole band, but it is one of the first measures an assessor looks for. We can quote across a portfolio and schedule several houses together.

Is it right for your loft?

  • An EPC recommendation for loft insulation
  • Between tenancies, while the property is empty
  • Tenant complaints about cold bedrooms or condensation
  • Portfolio upgrades ahead of minimum energy rules

How we do it

  1. You send the addresses and access details.
  2. We survey, often in one visit per area.
  3. We agree times with tenants or work between tenancies.
  4. You get photos and a completion note per property.

What is included

  • Per-property quotes and invoices
  • Photos and completion notes
  • Tenant liaison if you want us to arrange access

Worth knowing

An EPC is assessed by an energy assessor, not by us. We can tell you what the loft work involves; the assessor decides the rating.

Questions about loft insulation for a rented home

Will loft insulation improve my EPC rating?

It usually adds points, and from no insulation it can be significant. Whether it moves a whole band depends on the rest of the property.

What EPC rating do rented homes need?

In England and Wales the current minimum is E, and the government has confirmed a move to C with a deadline of October 2030. Check the current rules on GOV.UK for your property.

What energy rules apply to rented homes in Scotland?

Scotland sets its own rules for private rented homes, and they have been changing. Check the current position on mygov.scot or with Home Energy Scotland for your property.

What energy rules apply to rented homes in Northern Ireland?

Northern Ireland sets its own rules for private rented homes, separate from Great Britain. Check nidirect or ask the Housing Executive what applies to your property.

Can you work around tenants?

Yes. We arrange access directly with tenants if you want, and most lofts are done in a day.
