What is raised loft boarding?
Laying boards straight onto the joists compresses the insulation to the joist depth, which can halve its value, and can trap moisture under the boards. We board the area you need, usually around the hatch, and leave the rest of the loft at full depth. More about raised loft boarding.
- Full-depth insulation under the boarded area
- Loft legs fixed to the joists
- Moisture-resistant chipboard or OSB boards

Plain-English advice
We explain what we find in plain English, and say so when nothing needs doing.
How much does raised loft boarding cost in Powys?
This work is not an energy-saving material for VAT, so it is standard-rated if VAT applies. Where it is done alongside insulation, the quote shows each part separately.
Building regulations in Wales
Wales has its own Approved Document L. Insulation alone is not normally notified, but conversions need building control. How the rules work across the UK.
Questions about raised loft boarding in Powys
Are your prices the same across Powys?
Yes. Our guide prices are the same everywhere we work, and they include normal travel. Your fixed price depends on your loft, not your postcode.
Can you quote for several properties in Powys?
Yes. Landlords and agents can send a list of addresses and we will survey them in as few visits as we can.
How much weight can a boarded loft take?
Ordinary household storage such as boxes and cases is fine on most lofts. Heavy items need the joists assessing. Trussed roofs are lighter than traditional cut roofs.
Is loft boarding included in VAT relief?
No. Boarding is not an energy-saving material, so it is standard-rated if VAT applies, while the insulation underneath can be zero-rated.
