What is a loft condensation investigation?
We inspect the loft in daylight and by torch, measure moisture in the timbers, check the underlay, ventilation, insulation and the routes that let warm air in from the house, and look at the roof from outside. You get written findings with photos and a plain list of what we recommend, which may include work we do not offer. More about a loft condensation investigation.

How much does a loft condensation investigation cost in Holywood?
This work is not an energy-saving material for VAT, so it is standard-rated if VAT applies. Where it is done alongside insulation, the quote shows each part separately.
Building regulations in Northern Ireland
Northern Ireland has its own Building Regulations, with energy guidance in Technical Booklet F1. Upgrading loft insulation may count as a thermal alteration, so check with your council's building control. How the rules work across the UK.
Questions about a loft condensation investigation in Holywood
Do you cover all of BT18?
Yes, we cover the BT18 postcode district and the districts around Holywood.
Do you take on jobs outside Holywood?
Yes. We also work in Newtownards and Bangor (County Down) and elsewhere in County Down.
Do you charge extra to travel to Holywood?
Not normally. Our guide prices include normal travel to Holywood. If an address needs a ferry or an unusually long journey, we tell you the cost before you book.
Can loft insulation cause condensation?
It can expose an existing problem: the loft gets colder, so the same moist air condenses more readily. Ventilation and sealing air leaks put it right.
Is the investigation fee taken off the work?
The investigation is priced on its own so the advice is not tied to selling work. You decide what to do afterwards.
